Listing Consultation
We walk through your home together and I give you honest feedback on presentation, pricing, and preparation. You'll get my market analysis, a recommended price range, and a clear plan before we move forward.
Prepare Your Home
I'll give you a specific, prioritized list of what to address before we go live. Usually this means decluttering, a few small repairs, and light staging — not a full renovation. The goal is making buyers feel what it would be like to live there.
Professional Photography
I coordinate professional photography for every listing. In St. Pete's market, buyers are making their first judgments from listing photos before they ever step inside. Good photography is non-negotiable.
Listing Goes Live
Your home is listed on the MLS, Zillow, Realtor.com, Redfin, and every major platform. I also share it through my network, social channels, and with agents who are actively working buyers in your neighborhood and price range.
Showings & Open Houses
I coordinate and confirm all showings, gather feedback from buyer agents, and communicate what we're hearing from the market. If we need to adjust strategy, we'll talk about it early.
Reviewing Offers
When offers come in, I'll help you evaluate each one carefully — not just the headline price, but the contingencies, financing, earnest money, and closing timeline. Sometimes the highest offer isn't the best offer.
Under Contract
Once you accept an offer, the buyer enters their inspection period. I'll manage the process, help you respond to repair requests, and keep the transaction on track so it doesn't fall apart over small issues.
Closing Day
You'll sign the closing documents, the buyer's lender funds the loan, and the title company wires you the proceeds. I'll be available throughout the day to make sure everything goes smoothly.
