We start with a conversation — what you're looking for, what you can afford, what matters most, and what your timeline looks like. I'll share what the market is doing and help you set realistic expectations from day one.

Get Pre-Approved

Before we start seriously looking, you'll want a pre-approval letter from a lender. This tells sellers you're serious, helps you stay within budget, and speeds up the offer process. I can recommend trusted local lenders who close cleanly and on time.

Define Your Search

We'll narrow down the neighborhoods, price range, home type, and must-haves. I'll set up an MLS search so you see every matching listing the moment it hits the market.

Tour Homes

We'll tour properties together, and I'll point out things you might not notice on your own — signs of deferred maintenance, flood zone implications, lot issues, resale factors, and neighborhood-level details that matter.

Make an Offer

When you find the right home, I'll pull comps, help you decide on price and terms, and draft the offer. In competitive situations, I'll advise on how to structure the offer to win without overpaying.

Inspection & Due Diligence

Once you're under contract, we enter the inspection period. I'll recommend inspectors and attend the inspection with you. After the report, I'll help you prioritize repair requests and negotiate appropriately.

Appraisal & Loan Approval

Your lender will order an appraisal to confirm the home's value. I'll stay in close contact with your lender throughout to make sure the loan stays on track for a clean closing.

Final Walk-Through & Closing

The day before closing, we'll do a final walk-through to confirm the home is in the agreed-upon condition. Then — keys. I'll be there for the full closing and available for any questions that come up after.
